The Malhamdale has a slight variation to our Coverdale garden room design incorporating a projecting canopy. This creates an eye-catching design as well as providing shelter from the elements. The canopy downlights accentuate the garden office room making this a great feature for social events.

All our garden office rooms are built to building regulation standards by our professional fitting teams and come with a 10-year structural guarantee. Because of the well-executed design and build of our garden office rooms, 99% of the time you will not be required to apply for planning permission. At Garden Room Sanctuary, all our garden rooms are built to comply with permitted development as long as certain criteria is met.

The base structure consists of 6 x 2 treated timbers placed at 400mm centres. Once the timber base is squared and levelled, 50mm x 50mm galvanized angle iron is concreted into the ground at each corner and at 1m intervals around the perimeter. Additionally, two steel supports are evenly spaced on each joist.
For insulation, 25mm Kingspan is installed within the cavity, followed by 75mm of Rockwool. The subfloor is then laid on top of the timber base, using 2400mm x 600mm x 18mm chipboard floor sheets, which are securely fixed in place
The external stud walls are constructed and positioned on the timber base, following the perimeter. These walls are designed to include door and window openings and are built using 4x2 CLS timber with studs placed at 600mm centres. The front wall height is 2175mm, decreasing by 105mm for a 3m deep room and 140mm for a 4m deep room (a gradient of approximately 2 degrees, or 35mm per meter).
The walls are externally clad with 11mm OSB sheets, which extend flush to the bottom of the 6x2 base. The exterior is then wrapped with breathable roof felt. Horizontally, 50mm x 25mm timber battens are fixed from bottom to top at 450mm centres. A 6x2 timber lintel is installed above the door opening to support the roof.
Insulated roof panels are installed. Each panel measures 1m in width and varies in length (3m, 4m, or 5m) depending on the room's depth. The panels are 100mm thick and interlock seamlessly. The installation begins with the first panel being secured atop the stud walls, followed by subsequent panels.
For the Malhamdale and Kingsdale models, the roof panels extend 1m beyond the front elevation, providing additional coverage and aesthetic appeal.
Our standard setup includes a French door with two side panels, totalling 2500mm x 2020mm. The door itself measures 1500mm, to include 500mm panels on each side. The window, measuring 1600mm in height and 600mm in width, features a half-split design with the top section opening. Both the door and window are finished in anthracite grey for a modern aesthetic.
The stud walls are first fitted with electrical cables. A 75mm layer of Rockwool is installed within the cavities, followed by a 25mm layer of Kingspan on the interior. Finally, the walls are lined with plasterboard and finished with plaster.
The exterior of the room is clad vertically with Western Red Cedar, starting 150mm above the bottom of the timber base and extending flush to the roof. The cladding measures 86mm x 18mm with a V-groove profile. A 100mm cedar fascia board is installed along the roofline. An anthracite grey PVC board is then fixed along the bottom of the timber base below the cladding line. Finally, timber decking is constructed, extending 1m along the front elevation.
The internal finishing begins with the installation of oak laminate flooring, measuring 200mm x 1200mm x 6mm. This is complemented by 100mm x 18mm pencil round MDF skirting boards. Finally, electrical sockets and lights, all in brushed chrome, are fitted to complete the interior.
