Northumberland Garden Office

This bespoke Malhamdale Garden Room in Ashington, Northumberland was designed to deliver a bright, flexible, and fully self-contained garden workspace. Built for year-round use, the structure balances contemporary design with high-performance construction, seamlessly integrating into its surroundings.

We love the garden office the team built for us and we really appreciated their flexibility during construction to implement last-minute changes, such as adding an extra window on the western side of the building for additional light.

The client’s request for an additional west-facing window was accommodated quickly during the build, increasing natural light and further enhancing the internal environment. Bespoke details and adaptivity like these set us apart from other companies.

The Build Process

Step 1: Preparation & Foundations

The project commenced with the manufacture, supply, and assembly of a bespoke Malhamdale Garden Room, constructed to a final overall size of 7m x 4m, providing a well-proportioned and versatile internal space.

Groundworks and base preparation were completed using a galvanised steel piles flooring system, delivering a stable, durable foundation designed for long-term performance.

The design incorporates a 1m projecting canopy along the full front elevation and 2m of composite decking to the front of the room, creating a practical sheltered entrance and usable external area. During the build, an additional west-facing UPVC window was included to improve natural light levels.

Step 2: Structural Assembly & Insulation

A fully insulated timber frame shell was constructed to create a durable structure with strong thermal and acoustic properties suitable for year-round occupation.

The floor, walls, and roof were insulated with a total of 100mm of acoustic and PIR insulation, helping to maintain consistent internal temperatures and reduce external noise.

The roof was finished with an insulated composite box profile system in an anthracite grey finish, complete with matching roof trim. Black guttering and a rear downpipe were installed to provide reliable rainwater management while maintaining clean, modern external lines.

Step 3: External Cladding, Canopy & Decking

External finishes were completed with Western Red Cedar cladding to the front and right elevations, and Thermowood cladding to the rear and left elevations, resulting in a balanced, contemporary appearance with durable, low-maintenance materials.

The 1m front canopy was formed as an integral part of the structure, with six external canopy downlights installed to provide effective illumination to the entrance and decking area.

Internally, the subfloor was installed over the galvanised steel piles system, with 2400mm x 600mm x 18mm chipboard floor sheets securely fixed in place to create a solid and stable base. Final floor finishes include an oak V-groove laminate floor, with pre-painted MDF skirting boards fitted throughout for a clean, finished look.

Step 4: Doors, Windows & Electrics

Access and natural light are provided by UPVC openings finished anthracite grey externally and white internally, ensuring a consistent appearance inside and out. These include:

  • One 2.5m UPVC French door with 500mm side panel, providing wide access and strong daylight penetration

  • One single-glazed UPVC door for secondary access

  • One UPVC top opener window measuring 1.0m x 1.5m

  • Two UPVC top opener windows measuring 0.5m x 1.5m

  • One UPVC top-hung window measuring 0.8m x 0.6m

The electrical installation includes six double sockets, three ceiling bar lights each fitted with four brushed chrome adjustable spotlights, six external canopy downlights, two 1.5kW panel heaters, and a white internal fuse box. This layout provides practical power distribution, effective lighting, and reliable heating for daily use.

Step 5: Internal Finishing

All internal walls and ceilings were plasterboarded and finished with a full plaster skim, left unpainted to allow the client full flexibility in final decoration.

A full internal partition wall with door was constructed to form a dedicated WC and shower area, enabling the space to operate as a self-contained facility.

The WC installation includes a shower cubicle with electric shower, a toilet with Saniflow system, and a sink with an integrated electric heater, supporting extended use without reliance on the main house and increasing the overall functionality of the building.

The Result

The finished garden office provides a high-quality, year-round space with excellent insulation, plenty of natural light, and the added benefit of a fully equipped WC and shower room. Inside, the layout works comfortably as a dedicated office, with space to relax in a lounge area and room for additional storage, making it practical for everyday use.

The combination of cedar and Thermowood cladding gives the building a modern yet natural look, while the canopy and decking help extend the space outdoors, creating a smooth connection between inside and out.

We were delighted with the positive feedback from this build and pleased to have created a multi-functional space that works exactly as the client envisioned.
