If you’re looking to add a small garden room that creates a flexible extension to your home, then you can build one that requires little by the way of planning.
We have developed our solutions to comply with permitted development, meaning you don’t have to spend time or money seeking planning permission from the local authority.
In fact, a small garden room doesn’t require consent from a council’s planning officers providing it doesn’t exceed a height of four metres.
It also can’t take up more than half the original land area around your home.
If your preference is for a small garden room, then you won’t exceed those parameters anyway.
The minimum size of a garden room can vary according to the size of the plot you have to and what you’re going to use it for.
For example, a garden room you’re going to use as an office is likely to be smaller than one that you might want to use for entertaining guests or as a new living room.
The smallest example might only be used a storeroom, essentially a shed, and that won’t take up much space at all.
If you’re looking to build a minimum-sized garden room, then you’ll save money on the design and installation costs in comparison to larger projects.
The smaller your garden room is though, the less manoeuvrability you’ll have for amenities and optional extras to be installed.
Therefore it’s important to consider carefully the balance between the space, costs and practicality of a design.
Specifications
Before your new garden room can be installed, it needs to meet several specifications to comply with the law.
You also won’t need to worry about building regulations because the materials we use are already perfected to comply with the latest laws and government requirements.
It’s important to note regulations can vary depending on your location, particularly in areas where buildings are heritage listed.
If you’re contemplating whether to have a small garden room, you won’t need planning permission if it meets the requirements listed below:
- A garden room can’t exceed more than four metres in height, and that includes the roof. A small garden room will never exceed that figure in any case, and you can be comfortable with a height of no more than 2.5 metres in many cases.
- The build must not be within two metres of a boundary if it is taller than 2.5 metres, or one metre if it is less than 2.5 metres.
- Garden rooms can’t be built with sleeping areas, and must be single storey. In fact, this is one of the most important specifications. While you can use it as a living area, it can’t be designed as a sleeping area.
- The build can’t use more than half of the original land area of your property.
- You can’t add a veranda, balcony or raised platform.

But we can help with the wiring and cabling, and that means that you can have Wi-Fi in your garden room.

However, it is important to factor in the initial cost of doing so, and how long it might take to see a return on that investment.
A challenge presented by the British climate is that the sun usually shines least when you most need to feel snug while sitting inside your garden room.
Perhaps the most important aspect to consider is the precise location on which your garden office will be built.
Put simply; if it is always in the shade of your house or other obstructions such as trees – then the efficiency of solar panels is decreased dramatically.
