How Big Can My Garden Office Be?

Most garden offices do not require planning permission from the local planning authority, making them a simple and stress-free option from start to finish. To demonstrate this, all Garden Room Sanctuary designs are created to comply with current building regulations, helping you avoid unnecessary costs and delays associated with the application process.

Garden buildings are generally classed as permitted development, provided they meet certain conditions. These include not covering more than half of the land surrounding the original house; being single-storey structures with a maximum eaves height of 2.5m, measured from ground level at the base of the external wall to where it meets the upper surface of a flat roof; and having an overall height, including the roof, of no more than 4m.

In addition, the building must not be within 2m of a boundary if it is taller than 2.5m, or within 1m if it is lower than this height. Verandas, balconies, and raised platforms are not permitted, and the building must not include sleeping accommodation or be intended for use as a living space. If your garden room is below 15sqm internal, there is no restriction on how close you can build to your boundary.
